The Location – The best feature of the Big Horn Lake House is the access to Lake Austin. After you enjoy the gorgeous views, two-story boat dock, and private beach, you’ll never want to check out!

House Rules + FAQs

Check in time is at 4:00 pm CST and check out time is at 11:00 am CST. If you need an earlier check-in or a later checkout time please request this in advance by clicking here and we will try our best to accommodate you.

 
  • House uses a septic system so please do not flush anything down toilets except toilet paper (ie feminine hygiene products, Kleenex, wipes, cotton balls or Q-tips).
  • Please do not dispose of grease, coffee grinds or vegetable peelings down kitchen sink.
  • No more than 12 guests may be in the home at any time.
  • If your guest count changes after booking, you must provide an updated list of all guest names and ages for our safety records. We are contacted first in the case of an emergency and must be able to verify potential occupants. If your guest count has increased after booking, additional guest fees may also be due. Failing to account for all guests will result in the termination of your booking with no refund or credit given.
  • Per City of Austin ordinances, music and gatherings are not permitted outdoors between 10:00 PM and 7:00 AM. Parties are NOT permitted at any time. Additionally, we ask that you keep noise/music at a reasonable level at all times throughout your stay to respect the neighbors of this property. While this may be your getaway, this is their home!
  • Absolutely no smoking inside the house. This includes vaporizers. Please smoke outside and dispose of your butts properly.
  • Pets are not allowed in this property at any time
  • Please do not move furniture in house
  • GuestSpaces is not responsible for theft, loss, or damage to the personal property of you and your guests. Each vacation rental is equipped with a keyless door lock. For your security, you will receive your unique entry code 72 hours before your stay. Please ensure the door is locked each time you exit the home – most do not lock automatically.
  • Daily maid service is not included in the rental rate.  If you would like to schedule additional maid service, you may place a request here.
  • Trash day is Thursday early morning. If you are staying at the home Wednesday, please put the trash and recycling bins out to the curb and bring them back in Thursday after they are picked up.  The bins are located on the side of the home.

Private parking is available on the driveway past the gate.  Please DO NOT park on the grass as we have a septic and buried propane tank on site.

Each TV has a Roku remote and the Volume button is on the side of the remote.

To watch Live TV, use the Hulu Live app.  Disney + and ESPN + are also available. To access:

 Hulu -press the Hulu button

o For Hulu Live TV Select Live at the top

o Use the up and down arrow to bring up the channel quide

 The Remote has its own button for Disney +

 For ESPN+ press the House button on the remote, find the ESPN app

There are 2 Nest thermostats that control the AC. Upstairs, it is located in the small hallway between the living room and master bedroom.  

Downstairs, it is located across from the queen guest bedroom.  Only drop the temperature 2-3 degrees at a time to avoid freezing the unit. Drop the setting slowly until the desired temperature is achieved.

Power to the downstairs Nest is controlled by a switch in the small bunk room.  The switch must remain on for thermostat and AC/Heat to function.

This home is equipped with a traditional drip coffee pot.

If you use the BBQ grill, please empty the grease trap into the trash bin and scrub down the grates.

Propane tank is provided and available to use, but please let us know if it runs low or out during your stay.  Please return the BBQ grill to the cabinet after use.

To ensure a complete return of your security deposit, please note the following:

  • Please make sure ALL windows & doors are locked before leaving.
  • If you used the pool towels, please wash, dry, fold them and return them to the cabinet.
  • Please rinse and place dirty dishes in the dishwasher and start the dishwasher.
  • Empty all open, perishable food and beverage items from refrigerator.  We don’t like to waste, so if things can be used by future guests, or taken by our housekeepers, please feel free to leave it!  
  • All trash and recycling to be placed in the outdoor trash and recycling bins. Please ensure all trash fits in the bins, and take any excess trash with you to avoid a fee.
  • Make sure to locate and pack all your personal belongings. GuestSpaces is not responsible for any items left behind.
  • Inform GuestSpaces of any problems such as appliances not working, broken dishes, etc.
  • Turn off all non-essential electrical devices.
  • Turn off all lights.
  • Set temperature to 80 degrees if using the A/C OR 62 degrees if on heat mode.

Please note that a $150 fee will be assessed if the above check out procedures are not followed.

  • One boat lift available to renters – lift can handle a 23 foot 3,000 LB boat
  • If your boat has wakeboard racks they will need to be swiveled in prior to docking the boat. Please be careful when pulling in to dock – remember to check that racks are turned in to clear the entrance to the dock’s boat lift.
  • Lower cradle into water but stop once it hits the bottom you will notice that the boat will start to float generally when there are one or two wraps of cable on the pipe above. Keeping a wrap or two on the pipe allows the cable to wrap evenly as it rolls back up. The cradle doesn’t usually need to go all the way to the bottom to allow the boat to float.
  • After use, raise the cradle out of the water so it does not decay in the water.
  • Owner keeps boat on one side of dock and trailer (or trailer and boat) in garage of house
  • Nearest public boat launch is Mary Quinlan Park and is about 15 minutes from the house. You may want to launch your boat before arriving to the house and then just come to the house with the trailer. There is a neighborhood boat launch but is restricted to Apache Shores residents and requires the resident’s phone to open the gate so please use the Mary Quinlan Park public ramp. Our house is at a dead end so you will need to swing up Hunters Pass and then back in your boat or trailer to get into the driveway.
  • Return the empty boat lift to the up position before you depart

Check Out Instructions

Please complete the following check out tasks to ensure a complete return of your security deposit.

To use as a checklist, make sure all tasks are set to “incomplete” (or the blank circle) to see the full description. As you complete each task, click the circle to “check” it off the list.

Please rinse and place dirty dishes in the dishwasher and start the dishwasher.

If you used the BBQ grill, empty the grease trap into the trash bin and scrub down the grates.  Make sure you set it to the OFF position as well. 

Empty all open, perishable food and beverage items from refrigerator.  We don’t like to waste, so if things can be used by future guests, or taken by our housekeepers, please feel free to leave it!

Please ensure all trash fits in the bins, and take any excess trash with you to avoid a fee.  Trash day is early Thursday morning.  If you are staying at the home Wednesday or departing that day, please put the bins out on the curb.

  • Please pick up all trash from the outdoor areas
  • Return the chairs to the covered area of the dock
  • Fold up and cover the ping pong table if you used it
  • Return the BBQ grill to the cabinet if used

Inform GuestSpaces of any problems such as appliances not working, broken dishes, etc.

West 6th Street (20 miles)  A great place to bar hop. Check out The Cat’s Pajamas and The Beez Kneez (conveniently located on top of each other) for two Instagram-able themed bars. Green Light Social and Concrete Cowboy offer more of a “club” vibe.

East 6th Street (25 miles)  Laid-back bars, lounges, and patios. We recommend checking out Latchkey and Violet Crown.

Rainey Street (22 miles) – We recommend checking out the slide at UnBARlievable or the live band at Icenhauer’s (every Sunday starting at 4PM).
