*ACCESSIBLE UNIT: Please note that unit 303 (The Iron Works Suite) is an accessible unit with proper entryway clearance, lower kitchen counter, controls on front of kitchen range, kitchen and (1) bathroom sink that allow wheelchairs to roll beneath, closets offer lower shelf and rod, grab bars / lower controls in the primary shower, and grab bars / turning space next to the primary bathroom toilet.
The 7 on 7th micro hotel offers attractive amenities such as:
- A SHARED ROOFTOP PATIO: When you book a full floor or individual unit at the 7 on 7th, you have access to the shared rooftop patio with views of Downtown Austin! Please note that, unless you have reserved the full building, you may encounter other guests on the rooftop.
- FULL KITCHEN + LAUNDRY IN EVERY UNIT: Each unit at the 7 on 7th offers a full kitchen, living room, and in-unit laundry facilities in addition to the comfortable bedrooms and newly constructed bathrooms.
- PRIVATE PARKING GARAGE: The 7 on 7th building also offers a private parking garage. This rental (Full 3rd Floor) is assigned only the (4) single parking spaces. You are NOT permitted to use any of the tandem parking spaces. Vehicles parked in spaces not assigned to their respective units will be towed at the vehicle owner’s expense.

QUIET HOURS: Noise must be kept to a minimum from 10PM – 8AM in accordance with the City of Austin’s noise ordinance.

PRIVATE PARKING GARAGE: This rental (Full 3rd Floor) is assigned only the (4) single parking spaces in our garage. You are NOT permitted to use any of the tandem parking spaces. Vehicles parked in spaces not assigned to their respective units will be towed at the vehicle owner’s expense.
PARKING GARAGE ATTENDANT: Until our parking garage security gate is installed, we have a security watchman onsite every evening from approximately 7:30 PM to 2:30 AM.
House Rules + FAQs
Check in time is at 4:00 pm CST and check out time is at 11:00 am CST.
- No more than 36 guests may be at the property at any time.
- Per city ordinances, music and gatherings are not permitted outdoors between 10:00 PM and 8:00 AM. Parties are NOT permitted at any time. Additionally, we ask that you keep noise/music at a reasonable level at all times throughout your stay to respect the neighbors of this property. While this may be your getaway, this is their home!
- Absolutely no smoking inside the unit(s). This includes vaporizers. Please smoke outside and dispose of your butts properly.
- Pets are not allowed in this property at any time.
- GuestSpaces is not responsible for theft, loss, or damage to the personal property of you and your guests. Each vacation rental is equipped with a keyless door lock. For your security, you will receive your unique entry code 72 hours before your stay. Please ensure the door is locked each time you exit the home – most do not lock automatically.
- Daily maid service is not included in the rental rate. If you would like to schedule additional maid service, you may place a request here.
- We ask that you place your trash and recycling in the large dumpsters near the parking garage.
The 7 on 7th building offers a private parking garage. By renting the full 3rd floor, you are assigned only the (4) single parking spaces. You are NOT permitted to use any of the tandem parking spaces. Vehicles parked in spaces not assigned to their respective units will be towed at the vehicle owner’s expense. Until our parking gate is installed, we have a security watchman onsite every evening from approximately 7:30 PM to 2:30 AM.

To control the heating or cooling, please access the thermostat located in the living room of each unit.

Each unit at the 7 on 7th has a traditional drip coffee pot.
When you book a full floor or individual unit at the 7 on 7th, you have access to the shared rooftop patio with views of Downtown Austin! Please note that, unless you have reserved the full building, you may encounter other guests on the rooftop.
To ensure a complete return of your security deposit, please note the following:
- Please make sure ALL windows & doors are locked before leaving.
- Please rinse and place dirty dishes in the dishwasher and start the dishwasher.
- Empty all open, perishable food and beverage items from refrigerator. We don’t like to waste, so if things can be used by future guests, or taken by our housekeepers, please feel free to leave it!
- All trash and recycling to be placed in the bins by the parking garage. Please ensure all trash fits in the bins, and take any excess trash with you to avoid a fee.
- Please do a final walk through before you depart and make sure to locate and pack all of your personal belongings. GuestSpaces is not responsible for any items left behind. We are happy to ship anything back to you, but you will be responsible for shipping fees plus there will be a $25 handling fee.
- Inform GuestSpaces of any problems such as appliances not working, broken dishes, etc.
- Turn off all non-essential electrical devices.
- Turn off all lights.
Set temperature to 75 degrees if using the A/C OR 62 degrees if on heat mode.
Please note that a $150 fee will be assessed if the above check out procedures are not followed.

Each unit is equipped with a keyless door lock for self check-in.
For your security, you will receive a unique entry code 48 hours before your stay.

Please complete the following check out tasks to ensure a complete return of your security deposit.
