This spacious abode on Lake Travis makes the ultimate destination for entertainment and relaxation. It accommodates up to 16 guests and offers an ideal setting for gatherings with family and friends. With 4 bedrooms (one a generous 10-person bunk room), 3 full bathrooms, and an additional half bath, you’ll find ample space for everyone to unwind and rejuvenate.

The Views – The best feature of the Spicewood Treehouse is the incredible views of the Texas sky and lake! The sweeping patio offers many vantage points with covered and uncovered seating.
This home offers extremely limited water access as you must climb up/down a steep 180-step staircase. Please note that you must be extremely cautious if you choose to utilize this staircase.
This area is home to insects and scorpions. While we spray regularly, it’s not fool proof!

House Rules + FAQs

Should you need anything else during your stay, feel free to contact our team directly.
- No more than 16 guests may be in the home at any time.
- If your guest count changes after booking, you must provide an updated list of all guest names and ages for our safety records. We are contacted first in the case of an emergency and must be able to verify potential occupants. If your guest count has increased after booking, additional guest fees may also be due. Failing to account for all guests will result in the termination of your booking with no refund or credit given.
- Per City of Austin ordinances, music and gatherings are not permitted outdoors between 10:00 PM and 7:00 AM. Parties are NOT permitted at any time. Additionally, we ask that you keep noise/music at a reasonable level at all times throughout your stay to respect the neighbors of this property. While this may be your getaway, this is their home!
- Absolutely no smoking inside the house. This includes vaporizers. Please smoke outside and dispose of your butts properly.
- Pets are not allowed in this property at any time.
- GuestSpaces is not responsible for theft, loss, or damage to the personal property of you and your guests. Each vacation rental is equipped with a keyless door lock. For your security, you will receive your unique entry code 72 hours before your stay. Please ensure the door is locked each time you exit the home – most do not lock automatically.
- Daily maid service is not included in the rental rate. If you would like to schedule additional maid service, you may place a request here.
- Trash day is Wednesday early morning. If you are staying at the home Tuesday, please put the trash and recycling bins out to the curb and bring them back in Wednesday after they are picked up.
Check in time is at 4:00 pm CST and check out time is at 11:00 am CST. If you need an earlier check-in or a later checkout time please request this in advance by clicking here and we will try our best to accommodate you.
There is room for 8 cars to park in the driveway. No street parking is allowed.

To control the heating or cooling, please access the thermostat located in the foyer by the front door, living room to the left by the entry, and at the bottom of the stairs on the lower level in the hall.
To increase or decrease the temperature, tap the right side of the thermostate and swipe up or down. For more info, watch this tutorial.
This home is equipped with both a k-cup coffee machine and traditional drip coffee machine.
Fill either coffee maker with the appropriate amount of water. The Keurig will take three minutes to heat the water.
Please dispose of coffee filters or pods after every use.
Load the dispenser with detergent, select the type of wash (normal), and push START. If it doesn’t light up, push START again and hold for 3 seconds until START lights up before closing.
If you use the BBQ grill, please empty the grease trap into the trash bin and scrub down the grates.
Propane tank is provided and available to use, but please let us know if it runs low or out during your stay.
The pool is professionally maintained and serviced once a week on Wednesdays, but sometimes foliage and debris can go into the pool.
There are extra pool towels in the linen closet next to the downstairs bathroom. If you use these, please wash, dry, fold and return them to the linen closet prior to your departure.
Please make sure you are dry before coming into the house and using the furniture. If there are stains on the furniture, charges will be assessed.
Please clean up the pool area and do not leave any trash outside.
No glass in the pool area. No children without adult supervision. Absolutely NO DIVING.
Swim at your own risk. Be SAFE and have FUN!
To ensure a complete return of your security deposit, please note the following:
- Please make sure ALL windows & doors are locked before leaving.
- Please rinse and place dirty dishes in the dishwasher and start the dishwasher.
- Empty all open, perishable food and beverage items from refrigerator. We don’t like to waste, so if things can be used by future guests, or taken by our housekeepers, please feel free to leave it!
- All trash and recycling to be placed in the outdoor trash and recycling bins. Please ensure all trash fits in the bins, and take any excess trash with you to avoid a fee.
- Make sure to locate and pack all your personal belongings. GuestSpaces is not responsible for any items left behind.
- Inform GuestSpaces of any problems such as appliances not working, broken dishes, etc.
- Turn off all non-essential electrical devices.
- Turn off all lights.
Set temperature to 80 degrees if using the A/C OR 62 degrees if on heat mode.
Please note that a $150 fee will be assessed if the above check out procedures are not followed.

Check in time is at 4:00 pm CST and check out time is at 11:00 am CST. If you need an earlier check-in or a later checkout time please request this no more than 24 hours in advance by clicking here and we will try our best to accommodate you.
- This is not a party residence. If a party is thrown, your reservation will be quickly terminated.
- Outdoor activity is prohibited between 10 PM and 7 AM. All guests must move indoors between that time, no exceptions.
- No loud music including slang or offensive language is permitted throughout your stay.
- No pets allowed.
- No smoking or vaping on the property.
- No wood burning fires – there is a burn ban.

Kayak / Paddleboard – Why go anywhere when you can just enjoy the water from our porch? If you’re
ready for the challenging 180 stair hike down to the water, grab a paddle before you leave. Kayaks are by the water and we just ask that you kindly return them up the hill so they don’t get washed away in a storm.
There is an inflatable paddleboard by the stairs at the bottom dock. The pump is in the chest by the
garage. After use, please deflate the paddleboard, place back in the bag by the stairs and kindly return the pump.
